Clipper Harbor Capital is a private real estate investment firm focused on acquiring and operating assets in complex, operationally driven sectors. We invest across senior housing, behavioral health, experiential hospitality, and special situations - markets where deep operational knowledge creates durable value.
We invest in real estate where the path to value requires more than capital; it requires operational judgment. Our strategy targets three core verticals .
Senior Housing & Behavioral Health Demand for senior housing and behavioral health facilities is structurally growing across the United States. These assets require specialized licensing, operator relationships, and an understanding of reimbursement dynamics that most real estate investors lack. We use that complexity as a moat.
Experiential Hospitality — Wedding & Event Venues The wedding venue market is large, fragmented, and dominated by independent owner-operators. We acquire venue properties and partner with experienced operators to run best-in-class facilities in high-demand markets.
Special Situations We maintain an active pipeline of distressed and restructuring opportunities across asset classes. This includes: REOs, receiverships, non-performing loans, and recapitalizations.
